Why it matters
What regular maintenance prevents
Blocked drains and rusted pans are the first cause of leaks into the suite below.
A dry bearing is cheap to catch and expensive to ignore.
Clean filters and dry insulation keep dust and mold out of the suite.
Stuck valves and weak fans are found before residents call the office.
A record of every unit tells the board what to plan for, years ahead.
A dated report for every suite shows the corporation maintained its equipment.
How we work
From the first visit to the report
We count the units, note the models and filter sizes, and price the building per suite.
Dates, resident notices, elevator and access are agreed with your office.
Technicians work floor by floor. You follow the progress live in your portal.
Suites done, suites with no access and deficiencies with prices, emailed the day we finish.
How often should fan coil units be serviced?
Once a year for a full service is the standard for condo buildings in the GTA, usually in the fall before heating season or in the spring before cooling season. Filters should be changed every three to six months. Buildings with older units, or a history of leaks, often choose two visits a year.
What does fan coil maintenance cost?
We price per suite after a free walk-through, because the number of units, their age and their accessibility change the time needed in each suite. The agreement states the price per suite, the number of visits and the term. Repairs found during the visit are quoted separately and are only done once approved.

Fan coil maintenance: common questions
How long does the service take in each suite?
About fifteen to twenty minutes for a unit in normal condition.
Do residents need to be home?
No, when the building allows entry with the master key. Suites we cannot enter are listed in the report and offered a second visit.
Do you supply the filters?
Yes. Filters are included, and we keep the size of each unit on record. Residents can also order filters from our shop between visits.
Will we see the results before the report?
Yes. Your portal shows completed suites, pending suites and deficiencies while we are still in the building.
