What is included
What we do in every suite
A heat pump has a compressor in every suite. Our checklist covers the parts that fail.
- Filter replaced and coil cleaned
- Condensate pan and drain cleaned and tested
- Water flow and temperature difference measured
- Compressor amperage compared with the nameplate
- Reversing valve tested in heating and cooling
- Electrical connections, contactor and capacitor checked
- Hoses and isolation valves inspected for leaks

Why it matters
What regular maintenance prevents
Dirty coils and low water flow make the compressor work harder until it fails.
Condensate overflows and worn hoses are found before they reach the suite below.
Units that are tested in the fall and spring keep running on the coldest and hottest days.
A clean unit moves the same heat with less electricity.
Loose panels and worn mounts are corrected during the visit.
Readings on file show which units are approaching the end of their life.
How we work
From the first visit to the report
We count the units, note the models and price the building per suite.
Dates, resident notices, elevator and access are agreed with your office.
Technicians work floor by floor and record the readings for every unit.
Suites done, suites with no access and deficiencies with prices, emailed the day we finish.
How often should condo heat pumps be serviced?
Once a year is the minimum. Many buildings choose two visits, in the spring and in the fall, because the unit works in both seasons. Filters should be changed every three months.
Is heat pump maintenance the owner's or the corporation's responsibility?
It depends on the declaration. Even where the unit belongs to the owner, many boards organize a building-wide program so that every unit is serviced at the same time and the water loop is protected. We can bill the corporation or the owners, as the board prefers.

Heat pump maintenance: common questions
How long does the service take in each suite?
About twenty-five to thirty-five minutes for a unit in normal condition.
Do you service the building loop as well?
Yes. Boilers, cooling towers, pumps and the loop itself are covered by our condo mechanical team.
Can you maintain units of different brands in the same building?
Yes. We service all common water-source heat pump brands.
What happens when you find a failing unit?
It is listed in the report with the readings, photos and a written price for the repair or the replacement.
