When to call
Signs your fan coil needs a repair
Switch the unit off and call: a blocked drain or a failed valve does not fix itself.
Usually a motor bearing or a loose blower wheel.
Often a valve actuator stuck open or closed.
A failed motor, a capacitor or a control problem.
Wet insulation or a dirty drain pan.
A failed thermostat, a relay or a wiring fault.
How we work
A repair, step by step
Tell us the building, the suite and what is happening.
A licensed technician finds the cause and shows it to you.
You approve the price before any part is replaced.
The unit is tested in heating and cooling before we leave.
Who pays for a fan coil repair in a condo?
It depends on your corporation's declaration. In many buildings the fan coil unit is the owner's responsibility, while the risers and shut-off valves belong to the corporation. Ask your management office, and tell us: we deal with both owners and property managers every day.
Repair or replace?
A fan coil cabinet lasts decades. Motors, valves and drain pans are replaceable, and a full restoration of the internal parts usually costs far less than a new unit. We recommend replacement only when the coil itself has failed or the cabinet is beyond repair.

Fan coil repairs: common questions
My fan coil is leaking. What should I do first?
Turn the unit off at the thermostat, put a container under the leak and tell the management office. Then call our emergency line, which is answered day and night.
Do you charge more at night or on weekends?
No. The rate is the same at any hour.
Do you need the management office involved?
For most repairs, yes: the riser valves may need to be closed and the office usually asks for our insurance certificate. We handle that directly.
Do you repair all brands?
Yes. We service all common fan coil brands found in GTA buildings.
